Terms of booking our cottages
The booking is confirmed once the customer has paid the deposit by the due date or once the customer has paid both the deposit and the final instalment together.
Booking
The booking can be made online or by phone. The booking confirmation will be sent to the client’s e-mail address.
The confirmation includes the owners name and address, the locationof the destination, driving directions to the location where the key will be handed over andto the destination. It also includes the extra services for seperate charge and the terms of booking, bills for deposit and the remaing amount and for possible extra services.
The booking is confirmed after the customer has paid the deposit (40% of the destination rent) by the due date or once the customer has paid both the deposit and the final instalment together.
Paying
The deposit must be paid by the payment deadline. The remaing amount must be paid by the payment deadline or at least four (4) weeks before the holiday is due to start. If the booking is made less than four (4) weeks before the start of the rental period, the sum must be paid in full and in one instalment by the payment deadline.
All the remarks concerning the payments must be made within ten (10) days to the date in the invoice.
Cancellations
All cancelations must be made in writing by letter, email, fax or on our webpage. The cancellation is valid only after it has been recieved by Ahtiainen office.
If the client can prove that the cancellation has been made and sent to the correct address in time, the cancellation is approved even if it had been late or didn’t come throuhg at all. The deposit and possible additional office fees will not be refunded. If a dealer ha made the booking there can be additional cancellation fees.
If the cancellation is made less than 21 days before the start of the stay, payments made by the client will not be refunded. If the destination can be rented to an other client who will pay equal amount, the deposit will not be refunded.
In the event of an illness, accident or death of a client or a person from the same household, all sums with the exception of the deposit and possible booking fee shall be refunded to the client. In this case, the Ahtiainen office must be informed of the cancellation without delay, and the matter shall be reliably verified by, for example, a doctor’s certifi cate.
Any changes made to bookings during the rental period will not be compensated. If the client changes the booking it will be treated as a cancellation of the previous booking and a subsequent new booking. The owner or the dealer of the cabin may cancel a booking in the event of force majeure. In this case, the client is entitled to a full refund of the sum paid to Ahtiainen cottages.
Stay at destination
The owner will hand over the keys to the client in a destination and at time mentioned in the booking confirmation or separately agreed. At the time of departure the cottage, it’s furniture and equipments must be in the same condition they were when arriving.
Sheets and towels are not included in the rent and they can be ordered for a seperate fee in conjuction with the booking. Guests must use bed linen. The customer is responsible for cleaning the destination during the rental period and before departure unless agreed otherwise. The client is liable to compensate the expenses of cleaning the holiday destination if the owner has to clean it after the departure. A departure cleaning service can be ordered in conjuntion with booking.
The owner will clear the routes from snow with tractor and snowblower. The client is responsible of cleaning the porch, stairs, paved outside area and paths from snow and takes responsibility for going there.
If there is a break in power supply caused by force majeure or third parties, for example electicity company, the owner is not responsible to refund.
The number of people using the destination must not exceed the number agreed on during booking. Tents and caravans or use of rentable equipment are not permitted on the destination. Open fire is forbidden on the premises and at times of forest fire warning.
The client is responsible to pay for the damage caused in the destination or to its movables.
Smoking is not allowed indoors. No pets are allowed indoors. Pet-owners must notify their intent to bring an animal to the destination whenbooking even if the pets would stay outdoors.
Objections, complaints and resolution of disputes
Any objections and complaints regarding the destination must be made immediately once the cause for them arises and addressed to the owner of the destination direct. Primarily disagreements will be solved by negotiations. If the complaint is not satisfactorily attented to, the client has right to make a writen complaint within a week from the end of rental period. If the client and ownerfail to reach an accord on the matter, clientcan contact the Finnish Consumer Advisory Service. A dispute can, if necessary, be dealt with by the Finnish Consumer Disputes Board. The contracting parties will attempt to resolve any disputes out of court. Should they fail to reach agreement, any disputes will be settled by the Helsinki District Court. The contract is governed by Finnish law.
Once an agreement has been made the ownerhas the right to raise and a corresponding obligation to reduce the agreed price in the event of any changes in the taxes or public charges affecting the price of the holiday service.
